Unless you have behind the scenes info, the liklihood of a deal here isn't worth the time you're investing trying to figure it all out (unless you're just doing this for mental exercise that is).I suggest you come up with some sort of threshold/prelim test to filter out these type of situations and focus your time on properties that are more profitable and more likely to be sold at the price you need.Time is your most valuable asset.

Also, If I had to filter property management companies by area in a forum containing reviews for; "HML's,banks,appraisals,realtor's, gurus, attorneys etc" it could be more confusing, especially if PM ratings have a standardized means of evaluation.

Yes it is - Redfin pulls listings from MLS and other sources and the filters in redfin are excellent for precise comping (proximity to house, sq footage...etc)

A good place to start is to look at properties that will rent for at least 1% of the purchase price. 100k home should rent for at least 1k.That really doesn't guarantee anything until you break it down expense by expense, but its a really good way to eyeball it and filter out potential properties.

We recommend this be evaluated as soon as possible by a qualified HVAC or chimney contractor.The furnace filter was heavily covered with dirt/debris during today's inspection and could not be removed without damaging the filter.
