As the bill is written at the date of this post, that would mean if you have a rental, you MUST allow pets, no exceptions, regardless of species, breed, size, etc. and you would not be allowed to ask about pets on rental applications.

I would close the radius that @Joe Scaparra mentioned of 10 miles from the Capital being California or premium pricing to about 4 miles, and even within that radius there are pockets of exception.

In my experience sellers don’t disclose financials until under contract except maybe a rough pro-forma that I don’t trust anyway.

For my projects, I buy all the “finishes” which are pretty much anything you can see with the naked eye (except for paint, which I just give the contractor the color codes).

Running lines through a 70+ yr old, 6800 sq ft building & trying not disturb the tenants too much was very time consuming but I covered every nook & cranny except for the allowed exclusion of bathrooms & closets ONLY.

Probates season exceptionally well, so there will be gold a year back especially if your market is bullheaded in the first 30 days but weak in terms of follow-up as leads age.
