Once tenants are in place in the first unit we will begin work on 2nd unit and follow the same process for the 3rd unit.

Getting deals today in Atlanta (every hot market) is a long patient process spanning many calls often spanning many months to EACH seller.  

We have a bunch of saved properties on Zillow, etc. and I wanted to see if there's a Miami realtor on BP that could help us streamline the process in seeing multiple properties on Miami Beach.  

@Tony Silvas I think part of the problem is that you are looking at this purely from a financial point of view and not the emotional part.

All you should be calling your house is a rental, who you rent to is irrelevant to the policy, you could say it's for retirees, but legally it's just a rental and anyone can rent it.You also need to be careful in your tenant selection process trying to weed out the public to provide housing for only students.

You learn some things about being a landlord, you learn the process of purchasing a home.

Hoping to meet and learn from some people who have recently experienced the purchase process.

I also thought that myself, but I figured for my first out of state investment, I might want to use their contacts in order to have a smoother process.
