Cris Ritenour right of way

If you own the land with the easement running across is (the servient owner) you could have an attorney help you abandon it or transfer to another entity that you control that is different than the entity(ies) that own the subject property and the dominant tenement property.Alternatively, the easement could be modified into a license. If you really want the easement to go away and it turns out that you don't have control of it, hire an attorney to file a quiet title action.Hope a prescriptive easement has not been created by other third parties using the right- of-way for ingress and egress to another area, like beachfront property owners here in CA have to contend with.I'm no expert on entitlement, so your local real estate attorney will be a good source.

Jeff Kushner Benefits of using a real estate agent to purchase land for new construction home/building?
15 June 2014 | 9 replies
I've done basic research (county appraiser website) and comps (as available on Realtor.com 'recently sold' search feature) and would like to contact the owner/broker for additional information on the property. It seems that a lot of people on this site speak directly with owners of properties in their search for deals, but I'm curious if that is just because the properties aren't listed on the MLS or because of the level of knowledge/experience of the people on this site.I have never purchased real estate before so have no personal experience with agents and the benefit of working with one, especially if I have already located the property of interest myself.
Edward Rife First flip hopefully

The first 50+ houses I flipped I didn't do anything other than ensure that everything was new, and buyers were fighting over the product. Then, when I moved up to higher-end properties (and no-longer first-time homebuyers), the necessity for more unique features was required.
