If your city doesn't have the ordinance than your going to have to get creative, like making condos or a "detached fourplex."

Stay focused on your next goal and the obstacle you need to overcome to reach that goal!

My advice to house hackers is to look at detached duplexes.  

If there is a deck, patio, car port, detached garage, or odd size lot it changes the pattern.

Single family residence with a legal, detached ADU, in a track that's middle market for its location.

Parker I would say my main obstacle right now would be capital, most of it is tied up in the 5 unit at the moment.  

For Labeling it a “smoke lounge” there will be a ton of obstacles that would cost a pretty penny and bring a ton of regulations with it. 

I currently have a primary that I started house hacking by converting the detached garage into a 700sqft 1b/1b unit that I rent to travel nurses, $2,500 a month.

The house currently has a detached 1/1 ADU, around maybe 400 sq feet, which we are pretty sure wasn’t permitted.If we bought the house, I think we would like to extend the bedroom/bathroom out a decent amount.

I've got a property with an unused detached garage and a next door neighbor looking for storage space.
