Greg,If your relatives have no desire to be landlords then I would sell it "as is" and get what you can out of it.

Our problem with renting a house though in the more desirable neighborhoods was that there were so many qualified applicants  that the landlord always preferred the ones without pets or the ones who had 1 dog and not 2.

In OKC, one block can make all the difference in terms of school district, gentrification and desirability.

The tenants can always buy rugs to throw down if that is what they desire.

Debt service is $1073/mo, which is a DSCR in the desired 1.8 or so.The only plus is zero down.  

I have that beginner desire to want to jump right in but want to be smart about it, so my thought process is to really focus on paying off the loans and in the meantime learn the most I can about real estate investing and find a mentor to work for on the side and learn from in the meantime.

This area has a low crime index and very desirable as a rental.
