I've researched the regulations, where they are applied down to which side of the street, (seriously, the rules are different on one side vs the other of certain roads, County vs City) and that has given me the confidence to quickly determine if a property is a no-go (for me at least) or worth a deeper dive.

Be sure to dig deeper and find out appreciation rates, if rent rates are going up or down, & vacancy rates.
