@Evan Polaski has good advice in terms of doing all your own calculations and investigations its decent practice for larger units....you definitely want to verify rents paid and security deposits if its not being delivered vacant.

Everyone wins, and even the wholesale haters out there would have to shut up because you would have legitimately taken it down and BOUGHT it (for some reason, those haters say that getting it under contract at a low price somehow rips off the seller, but out of the other side of their mouth say it's okay if YOU buy it).At any rate, you're right, being generous in your dealings with others (under promising, over delivering) makes great business sense.
