I have a coworker (remote ) and relative who lives in Columbus  advising that the multi unit property market is much better than where I am and  after doing some research, I actually observed some affordable duplexes or more units.

For relatively small jobs, such as replacing flooring in a rental house, you can get a contractor with more accountability by hiring through a big box store.

@Yakima L coles were you able to find and contact the owners or their relatives?

I also live in Denver and purchased about 5 blocks north from Denver's largest park and am relatively close to downtown and the fun areas.

The nephew (sole blood relative) has never lived in the house.
