Can you site your source showing just cause must be provided for a lease termination under the current statewide Covid rules.Granted if the tenant refuses to leave, an eviction will be required so the point is subtle in the case that a tenant refuses to leave at lease termination.  

Self managing is definitely doable, especially if you're living in the building, but why bother when you can be more focused on money making activities like sourcing your next deal?

I hear section 8 can be a great source of secure income but with some slightly higher risks?

Acquire multiple properties in cheaper markets - will require you to network well so you can find the contractor, property manager, lead source, etc.

A little constructive criticism for if you do more of these remodels.It looks like there is a pantry, but not many upper cabinets for the most commonly used dishes.
