With that logic,  you likely have less competition and better deals with the tenents friendly states.

One year is obviously not enough, your own experience with the nurse proves so.But by running comps (analyzing the market and the competition) you should be able to know, not waiting years to figure out.

@Brian Garlington  I think this property is overpriced and doubt there is a great deal of competition for this price point and for multi-families. 

This Code does not restrict fair and reasonable competition among property managers.§9-3 In the event of a controversy between Property Managers with different Firms, the Property Manager of the Firm shall use best efforts to resolve the dispute prior to litigation.§9-4 The Property Manager shall not obtain or use the proprietary materials or work of a competing management Firm without the express written permission of that Firm.§9-5 The Property Manager shall cooperate with other property managers when it is in the best interests of the Client or Tenant to do so.

Like I said, I’m a newbie to this, so I may have missed the golden formula, but it makes sense that no one wants to give away too much in this competitive space.

I would only consider paying if the local competition was doing that paying for utilities to make them more competitive with others in that area. 

There are only three 3 bed, 2 baths available in the entire zip code, and I listed mine to match up with the highest priced competition.

As the Facebook news feed gets more and more saturated/ competitive, Instagram is this spectacular extension of Facebook with over a BILLION users!

In general, if your mind is set on investing in those areas, returns will likely be lower due to more competition.
