Hi @Jamie Parker I was looking for passive income and the property was newly renovated so it seem easier to acquire with little to no work needed for tenants to move in immediately. 

The numbers will work when she finishes college, moves out and this becomes an investment property.

But, moving forward, while I'm still contemplating property in Florida, I'm thinking out-of-state investing (Georgia and the Carolinas, in particular) will be a better play for my investing goals.

Son and daughter would like to grow his real estate portfolio and manage all aspects without having to have fathers signature for every move.

Its really no different than if you did it on your own home, then needed to move so you sell it.
