What does the future hold, a bunch of properties going cheap when the owners can't fill the units and go belly-up?    

@Ben Braddock, Durham is a great place to start off, especially the east side as things are still cheap there so there's a great potential for large profit margins.  

That makes two of us that are interested in these small units.  400 sq.ft. in downtown San Jose rents for $1,400/month so $800 is cheap.

I don't know Kenosha personally myself however I have heard that there are some bad areas in Kenosha where there are cheap rental properties but D-class areas. 

Their furniture is already "cheap" so throw in 20% and you're buying new couches for $250. 

Any recommendations for a good and cheap (!!)

Anyone who says it is too much or too low in any given area can say that with any location.I am currently in Austin, Texas and had to retrieve bids for interior paint (all walls and ceilings - Eggshell - Three bedrooms, stairway @ 2 flights, gym, two bathrooms, closets, etc @ roughly 1,200 square feet and over 300 square feet of new cove base throughout apartment was needed.I received five random bids ranging from $2,600 to $5,500 - Guess what?
