I plan to refinance those 3 properties in 3-5 years and hopefully acquire 3 more properties with the proceeds, which will of course increase my cash flow even more and get me a step closer to financial freedom.

Not only do you need a new contractor but may need someone to step into their PM shoes.Many owners have made these type casual arrangements work but there are inherent risks.A PM on the other hand is in the business of providing a service and also, I believe, has fiduciary duty to you.

With the other unit complete and occupied, my next step is to renovate this unit and find another great tenant.

I think an attorney would be my next step.

Maybe step back, think about what niche you want to take your career, and then go get a mentor or coach (best) and put together a plan.
