You are also amortizing the loan over 20 years instead of the more traditional 30 years thus cutting your cash flow more.On a side note the tax assessed value makes little difference to the actual value and if you try to negotiate based on that your offer will likely be rejected.

My thinking is that there is room to raise rents, perhaps screen for better tenants that take care of the place and decrease the maintenance cost and get the NOI up above $100k/yr.

I have a taxpayer that wants to redeem basically I have cut the grass a couple of times and sprayed the yard with Permethrin poison to kill the fleas and roaches and ants and other bugs and have cleaned up the property extensively because there was trash everywhere and it was kind of overgrown how do I charge for this if I'm charging for the value and not the cost
