Unfortunately, things like rent control (in many big cities) have created an atmosphere where landlords can't get a fair return on their investment until a tenant moves out...so, while most landlords would prefer not to evict tenants, landlords who were currently collecting rents at 50%+ below market because of rent control, figured it was better to have a vacant unit for a few months (or a year) than to stay below market for potentially 20+ more years.

If you had this type of property manager, they would have already created the atmosphere of extremely high standards where tenants know what kind of behavior is absolutely required and this would have never happened in the first place.

Hot tub, Mountain View, and log cabin seems to be the winning formula.having stayed on BR a dozen times, I find in Clayton, and just over the border in NC, the clientele doesn’t seem to want or expect some of the premiums just yet (game rooms and such).
