I know insurance has its place, but i feel more comfortable having a LLC as protection, especially if I’m building to 100 units. 

I have a feeling that my additional investment go in vain.

The first thing I would do is start analyzing the rental market that you are looking in to get a feel for comparable rental rates.

I am fixing the basement apartment which will be a 1 BR 1 bath and can make about $1600 a month which will bring me finally to positive cash flow. 

I am going to go check them out for an OOS investor this weekend.This specific area is primarily large apartment complexes and small multis, with B class SFR subdivisions directly North of that.

I approach it scientifically, like running a business, vs operating from feelings.

I have a feeling MTR guests booking like to see a discount on paper.

I feel I am prepared to discuss the contract fairly.
