LLC University is a good site that has all the states' fees. 

The population has been growing here year over year over the last decade, it is home to The Ohio State University which has over 50,000 students that live here along with those that visit, and it also holds a diverse range of young professionals and traveling nurses to fill the demand of the multiple business corporations and hospitals stationed here.

;-)     Renting out condos or houses for 30-days or more do well in Denver area, especially if they are near hospitals or universities. 

However, if someone calls and says I want a SFH with minimal repairs within 0.5 miles of the university and at least 3 bedrooms under $175k, I'm more than happy to help!

I’ve also been thinking about renting the home room by room because their is a fairly large university about 15 mins away.

As the market is showing higher interest rates, owner financing will be attractive to buyers and sellers.Is there a universal template we are using or does it vary state by state?

I know some students who were able to buy a property by their university and rent out other rooms to students while living in one of them.Also since you are only 18 years old play a long game.

I found universal punishment tends to stop the perpetrator in their tracks - also called peer pressure.Show them the bill with a division of those who reside in that one unit.
