Yea land alone is tough, max 50 LTV on land, would recommend finding a partner to go in on it with you.

I believe there are Transaction Coordinators Pace's group uses that can provide a recommendation in your area.

I recommend walking from the property due to its age, rehab expense (which will likely go higher than estimated), and the parking challenges. 

We received recommendations for the lender, insurance, and property management, and the team worked efficiently to close the deal on time.

If you know of any service providers who can write and prepare these letters, possibly on the mainland, and then ship them to me for a final local dispatch, I would greatly appreciate your recommendations.

Not sure what you mean by the capital stack.I recommend doing more research on understanding what you are investing in and understand all the what if situations, especially if investing $100k to start.

I'd strongly recommend working with a broker that has access to multiple solutions rather than any captive carrier.
