As I am learning the different strategies, I find myself very interested in House Hacking in the Montreal area (South Shore).

NOREIA is a great place to network with other investors and there are smaller meetups on the Westbank and North shore that are good to attend.  

In Kauai the money to be made is in the STR's on the south shore, new Poipu Beach. 

Our temporary off markets have also decreased.

It's not an ideal office, but could fit the bill as a temporary solution, plus you could have the basement finished and convert it into a proper 4th bedroom or even a 3rd unit if the layout and zoning accommodates.
