I worked with a RE attorney who provided the boilerplate purchase and sell agreement and he also kept us on schedule with all other necessary documents that needed signatures via DocuSign. 

That is the only document I can think of that would leave you owing money to your buyer's agent.

And don't forget that with delayed financing you have to be able to document the source of the original purchase funds as being YOUR cash. 

Legitimate lenders want to work fast to get you approved, but will never pressure you to act immediately since there are certain documents and application reviews that need to be completed first.Bad Credit.

"Submit your best offer by 'x date' An offer will be selected after that date" is what I see a lot of successful investors do.

Keep in mind tax planning & strategy =/= tax preparation So pricing won't be on par with the people who only talk to their tax pro once a year to drop off some documents.

So be wary of a lender saying "yeah, just submit an application and we can tell you what you qualify for"....try someone else if you run into that.Feel free to post anything else if you need.  

I upload documents on their portal, pay for the appraisal, wait for an indeterminate period of time; I close in an LLC, and don't have to show tax returns. 

The borrower had shown the court proof of insurance prior, unfortunately it was fraudulent documentation created by the borrower.

-Document regular receipt of income for the most recent 12 months.
