The problem that I am needing help with is...if I have a 3.25% interest currently and the bank is offering me a 4.5% cash out refi that will take care all of my cc balances and give me enough to purchase new property, is this a smart move to go from a 3.25 to 4.5%?

I also will help my friends and family by re-embursing them with the mandatory 6% realtor fee's, which brings me to my next question; could I advertise myself as an agent with my slogan being " I will give you $500 cash if you let me help you" I don't see any agents that do that, and I wouldn't care giving others part of my commission, so they could get money and I could also get money but most importantly the experience.although sheet metal workers in my area make an average of $90k a year, it is just hard on the body/lots of hours and would love to try perusing real estate.

A better way with single family homes is to buy them and then become a "lease option" owner who does financing to good people that have not qualified with a Bank and do not know about the alternatives and they will usually take better care of the home because they think they will own some day, collect a larger non-refundable deposit, the monthly spread between your payment and the rent during that period, and then make money on the sale option.  9 times out of 10 they usually do not purchase the home but you can do it again.
