I even use Skype and TeamViewer to communicate with clients so I'd highly recommend looking for one of the best with great references that interviews well with you.So look for someone you can connect with that works out for your situation.Feel free to ask here if you have questions

Write a project proposal, with details, projected finances, drawings sketches, etc and find rich people to present it to and see if they want to invest...

Make sure all communications are documented in emails, don't do anything on verbal approvals. 

The risk is very high and here is why:They are asset rich and cash poor. 

It will be in your best interest to make sure you communicate your position to the seller and let them know why you are offering them a certain price.

And the more you know and understand the better you can communicate with professionals.   

I also recommend you read Rich Dad Poor Dad Prophecy book.
