My plan is to buy and hold long term, so I tend to get caught up in that. 

Unfortunately our politics of today definitely tends to place accountability wayyyy back on the back burner.

Local facebook groups can also be a good source of referrals when the time comes. 

The problem is that people tend to mix these components when they talk about their financial results.

FHA is "pushed" because usually "newbies" tend to have poorer credit scores and less cash (hence the advantage of the 3.5%). 

If you don't have a contractor in the area, find a real estate agent that you build a relationship with that can give you referrals. 

In the past, I've found both to be good sources of information (as well as referrals) when it comes to learning the market and seeing what buyers are looking for and what and how they're willing to pay for these types of homes.
