I tried doing the same type of analysis for multiple properties and keep getting negative cashflows.Address: 11903 Fork Creek Dr, Houston TX 77065Purchase price: $110,000 (asking $128,000)Loan type: 30yr @ 4% fixedCash needed = $22,000 (20% downpayment) + $5000 closing = $27,000Monthly rent = $1,350Property taxes: $209/monthInsurance: $396/monthOther expenses (water, sewage, etc): $100Vacancy/repairs/cap expenditures/prop mgmt: 5/5/5/10Result = $1,350 (rent) - $1,425 (total expenses) = -$75.02 cashflow (??)

1031 Single Property to Multiple Properties Strategy

My question for those that have done this or are familiar is what is the better strategy....1) Identify and purchase multiple properties in the 1031 exchange or 2) Purchase the first property in the 1031 and then after the needed seasoning period, do a cash out refinance and then purchase the second property.I am not sure if one strategy is easier or more cost efficient than the other?

im right there will @Alex Chin i think there is a great potential for Bremerton with inventory issues in the Seattle area and more people buying the new downtown complexes, i personally know of multiple buyers waiting to get into the BLDG 400 because of the closeness and another client wanting a nice little tiny house for 200k which is awesome for most places in america for a home that you could pick up for 60k it just has got to be close to the ferry and rehab.

Increased that work , lost work, had prices cut, you name it, it was a struggle to say the least, However the past two years I was able to partner with another contracting company and together weve grown, we have multiple crews at our disposal, an in house licensed electrician, plumber and hvac guy, concrete finishers, carpenters, general laborers an in house realtor etc.
