Pest control also should have been able to come in without needing the tenant home, you can meet them and let them in since it was an agreed upon repair. it's also June 27, although I didn't see when you posted this, so no I would not give them the months rent back.

I filed an insurance claim for the water/mold, still spent $8,000 on repairing items the adjuster stated were not part of the original call (another lesson learned).

A small house just came on the market that sold 2 MONTHS ago for 120k less, they now put it back on the market after what looks like a coat of paint, no major repairs and are asking double the price per square foot (or more) over anything comparable.
