Also unsure if you can build sweat equity in a townhome or if there’s more of a “cap” to what value you can add due to the neighboring units, if that makes sense?

BUT, if the property is listed FSBO, it's a regular ol' average joe trying to do the work of an agent to save a buck.. and doing it badly apparently. it's not unusual to say 'we don't want to disturb every tenant without a signed offer,' but they should have interior photos of at least most of the units.

One of the best strategies if you are so inclined is to move from property to property every 1-2 years and you can do this with single family homes up to 4 unit multis and get low down payment loans on them of only 3.5-5% down payment owner occupied as opposed to most of the investment loans that require a 20% down payment.
