for warranty purposesIf you subcontracted everything, give them the name of the major mechanical subs for warranty purposes (HVAC, Electric, Plumbing, Roofing, Foundation)Otherwise - in Georgia, I would rewrite the amendment to address concerns and delete the line requesting receipts... and advise the buyer that they are welcome to re-inspect the property after the repairs have been completed.

Their is a reason a mechanics lien is a thing and a reason anyone hiring a contractor should ensure they have a contract and expectations are spelled out.Times are only going to get more difficult hiring contractors in the future.

If the doorknobs where loose and needed some tightening, or they needed a small piece of the mechanics fixed than I would say that is normal wear and tear.

Of course having the home Truly renovated is a must as well IE new roof mechanicals plumbing electrical windows and waste line.. if you have those you have a unit that will not eat you alive.so if does not matter if you buy then all in one market. and its probably eaiser .. if you need to go there its one trip.. one tax return etc etc.
