There is an unfortunate practice now of "appraisal management companies" shopping for appraisers by price, going with the lowest bidder and taking a huge cut of the profits.

I've also considered finding a mentor, since there are so many laws/tax/business details that I know nothing about.

Having the brother in the house is a violation of our zoning laws, the brother also have a lengthy (IMO) criminal history.

If your state allows it, I love offering rents at a discount if paid by the first, but check your laws first to make sure you can!   

Not a perfect method but it gives you the opportunity to network with agents while learning and practicing for that first one.

Nothing will happen if you are following the law. 

In TX I think the law states if someone stays a certain length of time they can be considered a tenant.I was at a seminar a while ago and the speaker spoke about renting houses to students.
