I fix-and-flip and have rentals but the majority of my business is wholesaling simply due to personal preference of the business model.  

It's called a Tenancy in Common agreement, but you're right, you must be a purchaser of real estate so the traditional LP structure doesn't work.

My plan is to keep it long term for income in my retirement.I like this model of purchasing a small office building and holding long term, allowing tenants to pay it off and then it will be income for me when I retire.

Perhaps you could connect with someone who is doing what you hope to do and learn from their model/example.

I have created various financial models looking at renting or lease optioning properties that have 100% LTV debt against them and they are still very cash flow positive I just need financing.

I’m an LP in some syndication deals and can tell you which metros these larger sophisticated operators are still making it happen on value add 200+ unit properties in 2019: Phoenix, Dallas, Houston, Atlanta

Although I suggest that, if you are naming your company something creative and not just 'Your Name, LLC' run a search via the United States Patent and Trademark Office (www.uspto.gov) to make sure the name isn't registered to a business with the same or similar business model or industry/market as yours.

You might want to even look at mirroring Sharia loan models (mortgagee and mortgagor both own % of the property).
