@Hannah Kingslien Before sending any kind of rejection letter make sure you know the reasons for which  you can legally reject someone for in your state.

@Kim Knox, @John Knisely I've sat down with a couple of realtors to discuss the kinds of properties I'm interested in and what my strategy is, narrowing down to specific zip codes, number of bedrooms, etc., but from all of them I keep getting listings in areas I'm not comfortable working in, and properties that don't have much potential to value add.

It wasn't an easy decision to make, but at this point in my career I have the risk tolerance to be able to make this kind of a decision, and I thank all of you on BP for being an inspiration in my career thus far.
