ADR is not likely to rise much more even with inflation. the market has shifted from early 2020 buyers making 30 percent plus coc returns to now, it’s more or less break even if you use a property manager and if you do it yourself you’ll do 10-15 percent.

Also, a few key things IMO to remember ... all of these things are NOT fixed ... they change over time and not all of them change over time at the same rate or at the standard rate of inflation.

I was just there for a REI event and people generally agreed there is a lot of inflated listings making the market look like it's growing but, SOLD comps over the last few years don't support this.
