From reading a few other posts, I understand that the student rental market is saturated and hence I’m not leaning towards that demographic.

Hello Kevin,I personally got started with purchasing my first property and then renting out a room to a local college student (Simple house hack).

We have student loans about $30k.

This will be rented out to students by the room for a total of $1800.

Many students end up renting in the surrounding areas with [more often than not] guaranteed funding from their programs — this also covers housing costs/expenses.

No consumer debt (student loans, car payments, credit card balances, payday loans, etc..)4.

The thing that kept me afloat was that they were all student rentals and the economy didn't seem to affect the rents on them throughout the downturn.

The answer obviously varies based on where the property is located and what type of tenant is in place (student rental, senior living, yuppies, low income, etc) but we typically will charge 6-10% with a $100 leasing fee per door.

I have had a student housing rental over there for 10 years and I get a Business privileged tax form each year from the city.
