@Andy Sabisch, Adam hits on it, but also implies that you are even competing with someone that does any underwriting, let alone somewhat sophisticated underwriting.Look at these forums alone, then look at YouTube, all the gurus out there, etc talking about how the only way to get rich is through real estate, and how easy real estate is, etc.

@Adam Gerig:I've followed the following guidelines so far:Under 100k = 3k down + 1st month + Deposit100-150k = 5k down + 1st mondth + Deposit150k+ = 10k+ to whatever you can get and feel comfortable with.I've heard there bay be many regulatory issues you may need to be aware of if you give the tenant buyer any sort of monthly credit or amortization.

Excluding those two groups effectively excludes about 50% of all the sold comps in the Las Vegas area from appraisers (4958 of 9748 of all sales in the last 90 days fall into those two categories), and effectively excludes the lowest 50% of comps.While I don't mind in the short term, as it'll help further artificially increase the value of my properties, I'm not a fan of manipulated markets that has favors certain groups.Also, there's a whole assortment of bills floating around on NRS 645, which may be of interest to Robert Adams and Phillip, as well as any other Nevada Realtors.

@Robert Adams My investment strategy is to pay cash for undervalued wholesale/flipped properties with the intention of holding them as rental units to yield cash flow.
