I don’t know your state contracts, but I would assume they are similar to ours......it is the Seller’s responsibility to deliver clear title, and if he can’t then you get your EM back.

I forgot to mention a key point in their sales pitch, said they avg around 25 leads per agent each month, mainly from their web traffic and they do not charge for leads.

Observe, don't bid.Carefully watch others, listen to their conversation Inspect the property - listen to others as they inspect the house, observe how careful they are, checking water pressure, looking at water marks, cob webs, negative things -- trying to jestify a price or deciding that it's something they don't want.
