We have started trying some of the apps & websites like Thumbtack and Porch. 

Solving problems is a dying art thanks to the combined effects of the US public school system, never ending bounty of technology / app distractions, our shallow culture, no sense of delayed gratification, and disengaged parents.  

Its very competitive, but you can also try driving for dollars app where you send out mailers to homes you would like to flip that may be distressed.

Some rehab estimate apps may be worthwhile looking into, but I would not solely depend on them.

DealCheck is a nice app for quick and dirty analysis. 

I definitely want to invest in the state of Florida, have been caught between Tampa and Miami.I'm currently budgeting for a PP of $400k and under, but was pre approved for more so there is some wiggle room for the right deal. 

Ive had the BP app for years and my wife wanted to get too.

It should be a lot less confusing than using spreadsheets.I'd recommend having a look to see which app fits your priority (for example, some are geared towards tenant screening, rent collection, accounting, or reporting).

@Oniel Samuel I'm not sure of a software/app/tool that can do it but it can be done in Excel.

Vemo, CashApp, Zelle are not proper apps for collecting rent.
