I'm looking at other short term rental sites to attract 'snowbirds' for winter months as well as sites that have lower fees for guest and hosts. 

Although I always check that the host has a good number of reviews, I do sometimes book with hosts new to the platform.  

I use Guesty for hosts to send automatic messages for checkin/out instructions, middle of stay check ins to see if they need anything, and post stay messages asking for reviews.
