C- My rentals are all near by, so an occasional property visit is usually accompanied by a nice walk and/or lunch at a restaurant in that area that I like.

@David C. - Thank you - modeling with those numbers, looks like the s-corp tax benefit would be $1,335.01 - perhaps not worth the tax-time hassle.
