I'm running numbers based off of current vacancy rates, but I feel like I may be overestimating because my market is in a drive-to destination, and I imagine that will drop off a bit in 21/22 once people can vacation in Mexico, etc.I am looking at a skiing/outdoorsy community, hoping that those vacations wont drop off as much as the beach destinations.

A smart REI wont buy a property only on the hope of appreciation, it's just icing on the cake. 

I suspect many homeowners will not be able to repay their mortgages, business closures and job loss sure wont help.

The green wont stain it.

I wont charge manager fees, she wont charge commission. 

And with sky high deductibles what good are these companies anyways unless your houses get totally destroyed. 

Be ready for when everything can go wrong (tenants destroying properties, not paying rent, simultaneous vacancies, etc.) and rethink and readjust your reserves for when it does happen, because it will.

Currently in a refinance.New lender wont close the loan in an LLC.

It might be harder in the “rural” areas to be constantly booked with airbnb but you wont have the same 50% occupancy requirements like philly.

I also know I need cash buyer, which I believe to have but wont really know until I advertise my deal.
