@Caleb Stevens unless you need some serious deep cleaning on really expensive carpets then your best bet is to rent one at home depot for a fraction of the price.

Sometimes it's not always the best financial decision that wins, but the one that makes your life easier, happier, and more fulfilling.

@Lewis Kerwin  - I think when you can use low down owner occupancy loans - lock in a low fixed rate mortgage - and have tenants pay for the property - it's often a high win low risk scenario.

There were some issues with repairs needed and moving dates, for which I was able to use my problem solving skills to create a win/win for all parties involved.What was the outcome?

I bet that's an awesome assignment up there!  

Your best bet is probably to go for a single-family. 

This is a major win if renting to less tech-savvy tenants. 

I bet they won't even change a light bulb.20% below market sounds interesting though.
