For the life of me I can't locate anything relating to whether or not a land line telephone connection is a requirement for a LL in my state (Ohio).If this isn't a requirement and we don't correct the issue I can see it being an additional cost to the tenant should they want this service.

While 25 years for a shingled roof is def. closing in on the end of life expectancy I agree with you that it is not leaking and structurally sound and was approved at time of building you should not have to replace.If the roof was replaced at somepoint and this is why color scheme is not matching then I think it woul dbe a much more difficult arguement for you.PLease keep us informed as I Am curious as to the outcome.Stand up to them though as they need to be aware of all teh facts.good luck,Chris

If she puts cash value on it, then doesn't mean if there's a fire that costs about 50k to fix, she may only be getting 30 or 40k of that because the insurance company will deduct for useful life of things?

With zero initial investment and a string of positive cash flows over the life of the project, both NPV and IRR will be positive and won't really tell you anything meaningful.I'm sure I'm probably missing something, but I don't know what it is?
