Which of those (or whichever markets) you pick should be based on comfort levels, interests, return preferences, price points obviously, and then one of the most important is quality of the turnkey provider.

It's the tenants themselves...I know business is business but my business decisions could/will have a strong impact on the tenant's personal lives that's why I want to understand different angles so to make sure whichever decision I make goes with my personal values.

they think they should pay the cable bill, cell phone bill, car payment, etc...before paying the rent. 

I mean, vs another handout for, IDK, free cell phones, or how about free internet for all, it's the smartest dumb thing done. 

Sometimes it is outrageous cell phone plans.

At that point, I guess my last resort is to go to the foreclosure or probate auction (whichever comes first).  

Their redemption rights are during the "administrative redemption period" or the "lienholder redemption period," whichever is longer.  

This criticism isn't just for Hubzu, but for the banks forcing listing agents to list with an auction site, whichever it might be.
