My husband wants to keep his Nevada state residency to file income tax there (NV doesn't have state income tax) but we would like to file jointly for federal income taxes.On the Utah State tax website it says: "A married couple who files a joint federal return may file separate Utah returns ONLY IF:one spouse is a full-year Utah resident, ANDthe other spouse is a full-year nonresident."

I have sold one in 40 days and others are on the market.

@Sylenthia Boswell I hate to break it to you but its going to be really difficult to get deals without having some money to spend on marketing/skiptracing/cold calling.

The key is to know the market including the supply and the demand in the area. 

Start with Jim Dahle's "white coat investor" website and Youtube channel and Reddit subthreads.

And there are certainly large margins to be made.. the big builders in many markets want lots in real time they look for middle men to bring them to them.. in our Market here in PDX where they are located there are a few of them..

Does anyone have a software or method of getting deals that have been on market 180+ days?

Are they only in Houston, or other markets, too?
