Never been audited but the system is pretty honors based anyway.

I would build on your specific skill-set before I ran out and started slanging solar and security systems.  

Most commercial buildings that are at least 6,000 sq ft require a fire sprinkler system.

If you tried to do that into a different city or state, it is likely something will break.If you use 3rd party property management, it is helpful if you use the same one across your properties because each one has different systems and processes. 

I've assumed the electrical and plumbing systems are in decent shape, but I understand those could be huge wildcards if that ends up not being the case.

I can then use Dealcheck, or whatever system you prefer, to analyze the properties to provide comps.
