HELOC is a variable rate so it will change as the rates change.  

Typically yes unless it is a refinance some can use a percentage of your short term rental income.

Just wondering if you're aware of some standards "rule of thumb" for what an overall construction budget should be for Labor vs Materials as a percentage. 

I'm not aware of a book of prices, particularly when there are many variables involved.

If the difference in humidity percentage is exactly what you'd expect in the difference in temperature, then you don't have a "humidity problem" at all, because you don't have any moisture that is coming in from anywhere but rather have only the moisture that was already in the air before it cooled down. 

My question is re: HELOC. so the percentage of HELOC is generally 80% of the equity on your property if Im understanding correctly. 

I currently have a rental property I am wanting to refinance out of a variable 6.25% interest rate.

Railcar storage in the area can bring anywhere from $10-$20 per day per car.Obviously there are several variables, but the assets are in place, hiding in plain sight. 

Otherwise, if they funds will stay invested in the property, use cash out from a refinance as you can fix the interest rate, where typically a HELOC is variable.  

We could go with a Rheem 2-Stage Variable Speed 80% efficient furnace.
