Worst of all is he is with a licensed "handyman" company, I'd be surprised if anyone ever reuses them let alone lets them finish a job.

I feel like you would have to have a pretty big buffer in the rehab budget to account for the unexpected things that can come up with these homes.

The couple addresses I looked up were pretty much right on the money, I was surprised.

Although I'd be surprised if it wasn't so obvious that $33 X 12 = $396.I dislike being underhanded, sly, or in any way appear dishonest.

Paying these prices, they would seem to have eliminated the opportunity for exit appreciation in 5-7 years, and may be setting themselves up for a nasty surprise in anything other than a very very rosy economic scenario going forward.
