And there are always value add and tired landlords with no rent increases for 10 years out there to make the equation balance.Its always a formula balancing appreciation, cash flow, equity and taxes.   

The PM is gonna charge you to manage the property and any repair cost on top of that, so be ready to give out a decent chunk of your revenue in exchange for a peace of mind (assuming you hire a good PM).If you are tired of doing PM's work, definitely hire a good one.
