@Nicole Wylie It is probably easier and cheaper to become a licensed Realtor than an appraiser but probably MUCH harder to be a successful Realtor. 

You need an engineer more than an attorney on that.The short sale will be rather straight forward, it's a principal reduction not really a SS as homeowners would go through, you should be able to review the buyer side without much concern.If you have legals on each lot the development headaches are pretty much over.

This way I can still obtain my conventional mortgages until those are exhausted but it's made clear the llc also owns and operates the rental.

IO loans usually carry higher rates than an amortized loan so there may not be much difference.

IMHO, though, a residence is nothing more than an expensive doo-dad, sames as a car or boat.

I remember Michael Quarles saying that he never calls people back unless they leave a message because he has so much mail going out that he only wants to talk to the people that are extremely motivated and the extremely motivated people generally leave messages.Personally I call everyone back because its hard to find deals and there are motivated people that dont leave messages.I second the fact that a local number will do better for you than an 800 number.
