When I gradauated from college about 4 years ago, my wife and I bough an inexpensive house that enabled us to have a garage and a yard for less than rent would cost in an apartment where we would be willing to live.

Since I would have someone helping me out with the mortgage through rent this will also enable me to save a lot more money than I am now which I can reinvest in future buy-and-hold's and also the improvements on the property.

If my business partner and I find a property in DC zone as RF-1, which enables a single family home conversion into two condo units as a matter of right. 

The ultimate goal of most of the investors I talk with is increasing cash flow to supplement (and eventually replace) their income and earn back their time.

I just wanted to share that KNOWLEDGE is POWER and that BP has brought me value and has enabled me to bring value to others.

The advantage is that I can buy another house with cash (and own it - supplementing cash flow drastically).

After I resold the home I received a Supplemental Property Tax bill using the price I paid for the house in June (~$250k) as the new assessed value. 

That does not mean I would increase it by that much every year, but it would at least enable me to do so.Something tells me that this would not be legal though.
