IE lower end SFR's or SFR's that are substantially under the median price point of a given MSA and the subsequent risk / reward factors..

I am very nervous about appraisal and subsequently am very conservative on comps.

Set realistic goals and try to be disciplined and hit them, this way you will have a much better chance at knowing whether buying a 45k car makes sense or not.In 5-10 years I see myself as an owner of a (hopefully) successful business, my income goal at that time realistically is in the 300-500k range, at age 35 or so I'll probably be looking to start my family, and in terms of real estate I'll be looking to buy the building I practice in as well as any subsequent buildings during expansion of the business.

The federal reserve is now committed to a low interest rate environment for the foreseeable future, IF they were to raise interest rates back to 4% ALL homebuyers and many consumers that refinanced their properties would be under water as purchasing power would decrease and there would be a subsequent impact on sale prices (historically there is an inverse relationship between interest rates and property prices; drop interest rates, property prices go up and the reverse applies).What do you think? 

I used an FHA for my first househack and conventional at 15% for the subsequent.

I know some have videos that you watch to learn the material, but Real Estate Express is basically just slides and you just read the material yourself.
